HB Property Management has been in business for the past seven years. We have grown from managing three properties in 2005 to 200 properties in 2011.

This phenomenal growth has come from property owners needing professional management of their “buy-to-let” investments. We have a close working relationship with Summer Homes Rentals & Sales and other reputable rental agents in the Northern Suburbs, ensuring that unoccupied/available properties are listed and rented out as fast as possible.

HB Property Management will scrutinise the lease for you once the letting agency has presented it, and do our own reference checks if we feel that not enough information is available to protect your investment.

The lease can then be presented to you directly for your acceptance or refusal, or we will sign it on your behalf once it has been approved, and you are satisfied that the best rental has been negotiated and most fitting tenant found. All contracts are stored for easy reference and to comply with the rules and regulations of the Estate Agency Affairs Board (EAAB). We currently manage over 150 properties, with owners as far afield as Mexico, Dubai, the United States, Australia, Europe, Tokyo, Wales, Ireland, the United Kingdom, and South Africa.

The company is headed by Sabina Dickerson who is, the founder, owner and a director of HB Properties. 
Sabina has been registered with the EAAB since 1990 (EAB23707/E) We pride ourselves that we exceed our clients’ expectations and build long-term relationships with them.

In order to make things simple for you HB Property Management collects the monthly rental from the tenant, including electricity, water, and other utility costs as stipulated in the lease.

We provide our owners with a detailed statement of income and expenses every month.. This is consolidated into an annual statement for income tax purposes.  

HB Properties pays levies on your behalf, deals with managing agents at complexes, reconciles rates and utilities and pays the remainder out to the owner.

Our service includes obtaining quotes and overseeing maintenance and repairs to the unit as well as any other  related matters that might arise, allowing the owner a hassle-free “buy-to-let” experience.

We paying rentals directly into bond accounts, to make sure that paying bonds from overseas accounts does not prenent problems.

We make use of the services of Tenant Network Profile (TPN) to qualify tenants and assist with collections and late payments of rentals.

Should you require any additional reconciliations for tax purposes or any City Council/Municipal queries/applications, or other related matters, we accommodate these with the assistance of a contractor who charges a once-off fee of R350.00.

Our management fees are charged at 7% of the monthly rental.
